Am I wrong for thinking NTA should just make the offer on their own without a broker? That way, Seller's sister won't be sharing her commission with
anyone else and will push sister to accept NTA's offer.

one agent ...u can always ask them to cut their commision to get the price lower ..but then you have no one that is actually negotiating hard for you as a
buyer.... its a toughie , I like having my own agent ..someone who is hungry and understands that once u start dealing with hundreds of thousands of dollars
that 500 dollars is still 500 dollars .. some people will just give away THOUSANDS ina deal to get it done ... how foolish.

Lets face it .,.their are good agents and bad .. I have had agents sell properties for far more than I ever thought I could get as well as protect me . I ahve
also done deals with owners selling themselves and we had nothing but an attorney and that worked out fone as well and I have seen agents tell me that the
sellers agent was willing to help get his sellers price way down if he could have a few thousand in bonus on his end..... working against his owns clients
interest. itsa fact their are some amazingly sleazy real estate agents in cant be argued once youve been on the inside of some of these deals and seen how a
lot of them operate ... there are others that are extremely ethical and take great pride in their negotiating skills and serving their client like a
professional. now lets talk about car salesmen...

Why in the world wouldn't you have an agent representing you as a buyer? You don't pay the agent. They get a commission from the sellers of the house.
You don't pay a thing.
Even if you found the house on your own, they're there to help you thru the purchase process. They are basically your advocate for making sure stuff like codes, inspections, etc... are up to snuff. |

We're in Massachusetts. The house is a 100+ year old Victorian in a historical suburb of Boston. It's desirable because it has good highway access as
well as the commuter rail into Boston. We bought at a good time so even with the decline of housing prices, we will make a significant gain in that department.
The house is mostly paid off. We could swing two mortgages for a little while, or we could rent it out maybe. Of course we'd rather not do either. |

my BIL and family live in reading. if you have that much equity and you found a house that you really like in a desirable neighborhood at a good price, grab
it.
