Someone's overgeneralizing.

Not really. I have yet to meet an agent I respect. They may exist but not in residential markets. Ex Hausfraus who are pains in the asses.

Heh. Well I did go to college and I am no ex hausfrau either. I've been an agent since I was 25 and have never been sued, or brought up before the board or
anything like that.
You obviously have an axe to grind, so have fun with that. Oh and your attorneys DO hate you. They may be taking your money, but believe me....I bet they would give it all up for you to be out of their lives. |

You don't know anything about me or my business. Talk about generalizing and making sweeping moronic statements. Proving once again re agents MORONS

So I do the same thing that you did and you call ME a moron. Perfect.
I think I've proven my point here. |

And to NTA... you do your homework and save the money you would spend on a commission and put it on your house. This is not rocket science any attorney for a few hundred bucks can help you with the paperwork. They are screaming for work right now in that sector and deals can be had. Most will do it for a flat fee vs hourly.

NiceToAnimals wrote: Whoa. I missed this post last night. You DO need an agent even if you found the house yourself. I don't know why people think that.Finding the house is often not even the hardest part. It is especially important to have one to write the offer, help you negotiate, protect your interests and guide you through the deal. So you would rather an agent who is not working for you get the whole commission than split the commission with somebody who is working for you? IDGI!!!!! It is not going to cost you anything extra. Why not have somebody on your side????? Get an agent to help you with this purchase and to list your home as well. They will give you a deal on their listing fees if you use them for the purchase too. |

GlamsSlam wrote: First of all, NTA will not be spending any money on a commission to begin with. The seller pays that. As for the attorney.....Yes they will do the paperwork for a few hundred bucks. But then you expect them to do all the shit that an agent should be doing for you too. And you still want to only pay the attorney a few hundred bucks. It doesn't work that way. That's why I said earlier that your attorneys hate you. Unless you're blowing them on the side or something. |

Also, if the realtor sells the house that she is 'repping' and you don't have a different realtor that just worked with you (buyers agent) SHE gets the full 5%...and doesn't have to split it with another realtor...do the math. HUGE commission (which she splits with her 'house' or office. PM me with any sensitve questions and I will give you an honest answer. good luck |

As far as a lawyer goes, my husband's employer provides a legal package, so that is already covered with no cost to us.
We've decided to get a realtor. |

Good for you.
Don't forget to ask if they will cut their listing comission since they will be helping you with your purchase too. |

it's the biggest purchase you'll ever make, so it makes sense to hire professionals to help you.
i think if you have lots of experience, like glams, you don't need a buyer's agent. but for the rest of us who do this only every decade or less, some help is a good thing. but i don't want an agent trying to sell me on this house or that one....just to help me through the legal and technical processes. my first house, i had a buyer's agent. my second house, the one i'm in now, i didn't, and it worked out fine. i was only 5 years from the first one, so i used the same inspector and lawyer. |

remember, a Realtor will tell you to 'drop the price $10,000' to drive floor traffic..
to them, that is only $500 (more like $250 after the split with the office)... but to YOU it is $9500... and they are looking out for your best interests??? |

While we were on vacation, the sellers decided to take the house off the market and rent it. When our realtor spoke with them when we got back, they said
they'd entertain an offer until Aug. 1. We put in an offer for 55k less than the asking price. They rejected it outright with no counter.
This house has been on the market since March. I don't know what the hell they're thinking. |
