I never accepted an offer on my house that was contingent on their selling theirs. You could get in to a big chain reaction for they could be doing the same
thing. It ties you up by taking it off the market while you are waiting.

I remembered the realtor that we worked with when we were looking 13 years ago. We didn't wind up buying one of her listings, long story, but she was good and came highly recommended by someone we trust. So I could definitely contact her regarding the selling. Now, from what I understand, we shouldn't go with her now to help us put in an offer, because we did all the legwork, she didn't help us find the house, so why should she get $. Maybe we should get a buyer's broker and just use her for the sale of our home? Or can you get the same person to represent you as a buyer's broker and then help with the sale of your home? And I'm going to call the agent and cancel the appointment for tomorrow to see our house. |

some realtors give a break on the seller's commission if you have them help you buy a house too. you're not the one paying her commission on the
purchase either way, so it doesn't hurt to have her help. I would just go with a realtor for both, rather than a realtor for selling, and a buyer's
broker for buying. too many cooks and all that

Real Estate agents are the scum of the earth. They are used car salespeople without the ethics.
You can research a great deal about current property values yourself. Zillow is one, Redfin and other sites that cater to people wanting to sell or buy without agents. I have always negotiated my own deals and used a Real Estate Attorney. I start by looking at the house itself which you can go to your County office, see what its assessed at, who the mortgage holder is, etc. Very useful info and you do a quick search while there on the neighbors homes.. good to know especially in this down market. When you know how much the seller paid, their loan and what current values are you can make an offer appropriately. Talk to your bank -not a mortgage broker as they are the next of the scum of the earth - and see what you qualify for. Know that your current property's value by having the bank who holds your mortgage due an assessment. This may be upsetting and you may be elated who knows. But that gives you an idea on how to price your home. If you do the contingency where the deal collapses if you cannot sell.. can you accept that or can you rent the home out in the current market for a year covering mortgage and taxes? Only go to a Real Estate Agent armed with your own facts. They are nasty assholes who contributed to the current crisis. They should die with their friends from the NAHB. And good luck with that house!!! |

Ask your Bank about a bridge loan. You use it to buy the new house before you sell the old one and normally only pay interest payments until the old house is
sold and you refinance. It has worked very well for us in the past. Somewhat risky, but anything involving house buying is risky.
Particularly if you don't have your own realtor or real estate lawyer - make sure you get a title company to clear the title. |

There are so many bargains in this market you may want to consider other homes, even if this home seems to be perfect. You said the seller's back isn't
against the wall, well, there are enough people out there whose backs are against the wall that you may do better.
